Location:   Queenscliff Beach, Sydney, New South Wales, Australia

Situation:   The site was only 445sq.m. and bounded by medium density residential buildings. The design brief was to maximize the density while maintaining ocean views from each apartment. Basement parking close to the water table was also a challenge.

Solution:  Located in the famous beach suburb of Manly this three-storey residential apartment development is designed to capitalize on its location. Each apartment is orientated to capture views to the beach making full use of natural light and cross ventilation. Generous outdoor spaces enhance the casual beach lifestyle. Interiors offer clean simple lines, each space united by the use of warm timber flooring throughout.

Closing Arguments:  Considerable time was spent negotiating with the local council to achieve a higher density than permissible under the planning controls. This was achieved and provided our client with a highly marketable product.
