Situation:
The building has been designed to provide a high-tech office park aesthetic that will be in keeping with the character of the Aurora Business Centre.
The building is orientated to the north to capture northern sun and to shield the warehouse doors and loading docks from the southerly winds. The building is also positioned on the southern boundary as this is the longest boundary and ensures the most efficient building footprint and parking arrangement.
Pre-cast concrete panels form the basis of the warehouse component with penetrations in the façade for windows, doors and roller shutters. The first floor office area is divided into two tenancies with individual balconies and shared toilet facilities.
The entrance to the offices at ground floor level is accentuated with glass and canopy. An accessible toilet has been provided off the entrance lobby.
Solution: Crawford MGA worked with the contractor in a Design & Construct capacity to streamline documentation production and fast-track handover. Together we designed and constructed a development comprised of a large high bay warehouse capable of a variety of tenant configurations, supported by first floor administration pods and undercover tenant parking

Closing Arguments: Aesthetic control, rigid articulation and a minimalist design philosophy are all embodied in the solution for this site. Prefabricated building elements allow for cost effective assembly on site and the minimization of program disruption risk in relation to multiple trades on site. |
