Seattle Seahawks (NFL) Headquarters and Training Facility, Virginia Mason Athletic Center (VMAC)




Client:   Football Northwest - Seattle Seahawks

Location:   Renton, Washington, U.S.A.

Situation:   Over the last ten years there has been a drastic shift in the importance of team practice facilities to the development and recruitment of players. Crawford Architects was hired to design a new facility to help solidify a new era in Seahawks history.

Solution:   A state-of-the-art training facility to be located along Lake Washington near Renton.

The 200,000 square foot state-of-the-art waterfront facility, second largest in the NFL, is located within the northern city limits of Renton, Washington, and opened in August of 2008. The privately funded practice facility is situated on 19 acres of industrial property. It houses a permanent indoor practice facility, the team’s Kirkland front office departments and will also accommodate Corporate Sponsorships and Fan Development that are currently located at Qwest Field.

In addition, there are three outdoor practice fields, a full indoor practice field enclosed by a 95 foot high structure that makes full use of natural daylighting to reduce electricity usage. A 120,000 square foot, 3-level office building that includes player lockers, weight room and training on the ground floor with direct access to the practice fields. The second floor includes football operations, player dining, and player meeting rooms, and the third floor includes football administration. The facility is designed to meet LEED certification requirements; however the client is not currently seeking LEED certification. Site reclamation, extensive native landscaping, natural daylighting strategies, regionally sourced materials, use of high recycled content materials, and low VOC paints are just some of the sustainability components used in this development. A new boat dock allows the Seahawks to offer a variety of new sponsor and fan-based amenities that tie in the outdoor boater lifestyle with Seahawks branding initiatives.

Quick Facts:   Purchased by Vulcan Real Estate in 2000, the land was formerly home to a coal tar refinery & creosote plant, since remediated by Vulcan in concert with the City of Renton and the Washington State Department of Ecology. The project has improved the environmental climate of Renton and its wetlands by improving and redeveloping the site.
