The View
Client:   Reeder Family Trust

Location:   Kansas City, Missouri, U.S.A.

Situation:   Crawford Architects was selected to assist the client with pre-development concepts to refurbish a monumental existing 20-story residential tower into mid-luxury condominiums. As part of the development team, we were asked to coordinate with the various local agencies in securing a 25-year tax abatement for the project. Additionally, we coordinated efforts with City Planning and Parks and Recreation concerning upgrades to Admiral Blvd. as part of creating a new themed district, and for the retrofit of a historic George Kessler stairway on the project site. The existing building concrete structural frame was in great condition considering the original façade and portions of the interior had been completely gutted.

Solution:   A Chicago loft style of living is the goal by building off the existing modern architecture and providing amenities unique to Kansas City such as a doorman. Significant structural upgrades as well as an expansion to the existing parking garage will increase the covered parking to 273 stalls. Significant improvements and technological advancements to the mechanical systems and the glazing system will ensure more efficient heating and cooling; something the original building was famous for not doing. Some condominiums are planned as two story units by cutting away portions of the existing floor slab to create a spectacular high-rise loft experience. Additional amenities include an indoor lap pool, work-out facility, 18-person theater, outdoor free-form pool and tennis.

Quick Facts:   A US $25 Million project. The condo layouts include 170 units with sizes varying from 670 s.f. to over 2,100 s.f. configured to take advantage of the unmatched city views. The building was originally designed for retired Kansas City teachers.

Closing Arguments:   An urban eyesore is reinvented into a much needed residential project for the Northeast section of the Kansas City CBD.
